Morningside, Bayside, Belle Meade, Shorecrest, Palm Grove, Davis Harbor


Extending north from Miami’s downtown district are the historic Upper Eastside neighborhoods. The hub of this district, famed and infamous Biscayne Boulevard, has long been seen as a barrier dividing its prestigious bay-front neighborhoods to the east, and the somewhat less polished neighborhoods to the west. That division has been blurred over the past several years as gentrification of the entire area has spread throughout these neighborhoods.

Biscayne Boulevard’s current renaissance (with new restaurants, art galleries, and trendy shops) and the impending multi-million dollar face lift planned by the city have poised it, once again, to play a central unifying role for the community.

Morningside Miami Real Estate

Historic Morningside (Biscayne Bay to Biscayne Boulevard from about NE 55th St to NE 60th St.) is perhaps the best example of Miami’s land-boom era development. Conceived in 1924 by James Nunnally as an exclusive bayfront residential community, its Mediterranean and Art Deco residences have remained largely intact. Wide tree lined streets leading to the bay underscore why this gated neighborhood is so renowned for its beauty, style, and architectural significance.


Immediately north of Morningside is Bayside (Biscayne Bay to Biscayne Boulevard, NE 68th St to NE 72nd St), another historically designated neighborhood. Developed over a 40-year period beginning in the early 1900’s, Bayside architecture represents a more diverse mix of residents and tastes as it chronicles Miami’s progression from a pioneer community to a major urban center.

Guard gated Belle Meade (Biscayne Bay to Biscayne Boulevard, NE 72nd St to NE 78th St) and prestigious Belle Meade Island also display Mediterranean and Art Deco inspired architecture similar to their sister communities. As Belle Meade’s present day popularity developed early on, a large proportion of the homes have been beautifully restored and landscaped.
